Please advise how can we install UT-305-3 as surface mount installation. What accessories do we need for surface mount installation.
Wattstopper does not currently offer a surface mount kit for the UT-305.

The sensitivity control does not seem to be working correctly. Full CCW works but as you turn the control CW, it seems to not work.This unit controls the lights and a exhaust fan.The panel that the unit is on has some vibration from the exhaust fan nearby
If the unit is vibrating, I suspect that is the problem. Once you take the sensor out of service mode, the sensor is again active (at varying degrees of sensitivity depending upon how far CW you adjust the trim pot), but due to the vibration, the sensor sees everything moving and will hold the lights ON.

on the UT-305-3 what size hole is recommended to be cut into ceiling tiles ?
If you are mounting directly to the ceiling, the installation manual suggests a 3.5 to 4 inch round hole or it can be mounted into a standard octagonal J -Box.

Is there an replacement kit to go from the W-1000A to a UT-300/305 due to the different shape and mounting? Or any documentation to help the installers with changing out the obsolete W-1000 to the recommended replacement of a UT-300?

in regards to p/n- UT-305-1...is it possible to mount to a 4" sq. box?? adapter??
The sensor is designed to fit in a 4 inch Octagonal J-Box that can be mounted.

What is the difference between this one and the W-1000A?
The current draw is the biggest difference between the 2 sensors. The UT-355 has a 40ma current draw and you can have up to 5 sensors on one BZ power pack. The W1000A has a 16ma current draw and you can have up to 9 sensors on one BZ power pack.

If this is placed in a bathroom where there's a laundry in an immediately adjacent room, will this be triggered by the sound of the laundry running?
Ultrasonic sensors detect the presence of people by sending out ultrasonic sound waves into a space and measuring the speed at which they return. They look for frequency changes caused by a moving person. Sound in a nearby room will not affect it's operation.
